Buying Your Property
Should you decide that you want to work with me, the following is a general overview of how I work with buyers and what you can expect. There are many more details which I have ommited for the purpose of simplicity.
Communication, Communication, Communication!
I will provide a written and oral explanation of the agency relationships available as defined by the Colorado Real Estate Commission. (Click on agency for full explanation) This will give you an understanding of how and when I can represent you as a buyers’ agent exclusively and when the law dictates that I can not. A new bill will be effective January 1, 2003 that will once again redefine agency relationships. This bill is indented to eliminate the confusion of dual agency and transaction broker agency for the consumer. Hurray!
Mortgage pre qualification and pre approval
Taking this step is important for two reasons. First it will take “the worry” out of buying and determine your appropriate price range and closing costs needed. And just as important, it will eliminate any concerns your prospective seller may have about the financial ability to buy. This will give you an edge over other interested parties that have not taken this step.
More Communication...
We will discuss in detail what it is you are hoping to find in a home. The features of the home are only part of this equation. Area, amenities, lifestyle, driving times, area schools etc are all important aspects for me to understand in order to work most efficiently for you.

I will then select homes that fit your parameters and set up appointments to see them. During this I will ask you for feedback on what it is you liked and didn’t like to make sure I am on track.
I will notify you immediately of any new listings that I feel you would want to see.
We Found It...
Next step is preparing the agreement of sale. I will first provide you with a thorough comparable market analysis of similar homes which will guide you in determining the market value of your future home. These will include homes currently on the market, those under contract and most importantly those recently closed. I will assist you in the interpretation of this report.
We would then prepare the written contract with the terms and conditions you decide. Once the offer is negotiated and accepted, I would keep you informed of all the many deadlines, contingencies and commitments required.
Final Details...
Two weeks before closing as a convenience to you, I sent out a letter reminding you of last minute items to complete, such as setting up utility service, trash removal, forwarding address card etc.
I will review the settlement sheet prior to our date of closing, and then attend settlement on your behalf.
