Selling Your Property
Should you decide to list your property with me, the following is an overview of what you could expect during the selling process. There are many more details I have omitted for the purpose of simplicity.
Understanding Agency and Agency Law
I will provide written and verbal explanation of the different types of agency relationships as established by the Colorado Real Estate Commission prior to listing your property
Determining the Value of your Home
I will provide a thorough CMA comparative market analysis of homes similar to yours that are currently on the market, under contract and have recently closed
Developing a Marketing Plan
Key to any successful sale is an effective marketing program. My marketing plan maximizes the number of buyers that may be interested in your property. Below is an overview of some of the types of marketing that are proven to get results.
- The Internet - Prudential’s Web Page and my personal Web Page. Effectively reaching prospective buyers 24 hours a day, 7 days a week
Virtual Tours
- Local Advertising
Photo ads in the local area newspaper reaching more than subscribers
- Color ads in the Homes and Lands Magazine
- Direct Mail post cards with photo of your home and features sent to targeted areas
- Promoting your home to local realtors at the Board of Realtors meetings
- Taking advantage of the Prudential name. The buying public goes to companies they recognize and know.
- Exposure to Prudential Relocation and referral service with over 42,000 agents, and 700 companies throughout North America
Communicating with my Clients
I strongly believe in ongoing communication through out the selling process.
- A minimum of weekly contact keeping you informed of activity and feedback from buyers and agents that have seen your house
- Bimonthly written reports summarizing all marketing, sales calls, and showings
- Meet with you once a month to review the status and make recommendations that are appropriate
When an offer is written
- Confirmation of buyers financial ability to complete transaction
- Explain all relevant terms and conditions of contract to you
- Review your options in negotiating terms that are acceptable to you
- Keep you informed of the schedule and results of the various inspections, and respective deadlines, and guide you through the options of responding when appropriate
- Assist you in negotiating on your behalf
- Send letter 2 weeks prior to closing with "punch list" of before you move items
- Review the settlement sheet for accuracy prior to settlement date
- Attend settlement on your behalf
